Homeowner Success Story: Church House

Homeowner Success Story: Church House

Some homes are more than bricks and mortar. Church House in Nettleden was one of them.

Having remained in the same ownership for over 40 years, this beautiful Grade II listed home had been a much-loved family house for decades. It was a place full of memories, carefully looked after, and never previously exposed to the open market in any meaningful way. Bringing it to market was therefore not just a transaction, but a significant moment for our clients.

Finding the Right Buyer

From the outset, it was clear that Church House required a very particular buyer—someone who would genuinely appreciate its architectural significance and character, while also seeing the opportunity to sensitively modernise it for contemporary family living.

We were delighted to secure a buyer who immediately connected with the property’s history and potential. Their vision was not about changing what made the house special, but about enhancing it—creating a home ready for the next generation of family ownership while respecting its heritage.

Navigating an Unexpected Challenge

As with many period homes, the transaction was not without its complexities. During the conveyancing process, it became apparent that the property’s drainage system did not meet current regulations. This was a significant issue, both technically and logistically, and had the potential to derail the sale if not handled correctly.

Our role quickly shifted from purely transactional to deeply hands-on problem solving. We worked closely with drainage specialists, solicitors, surveyors, and all parties within the chain to coordinate a clear and practical solution. A new drainage system was designed and installed, requiring careful planning and collaboration to minimise disruption and manage timescales.

Crucially, communication remained strong throughout. By keeping everyone informed, aligned, and realistic about progress, we were able to manage expectations and maintain momentum, even in the face of unavoidable delays.

A Positive Outcome for Everyone

Thanks to the patience and cooperation of all involved—and a shared commitment to seeing the transaction through—completion took place early in the New Year. Our clients were able to move on to their next chapter, and the buyers began theirs, stepping into a home they were genuinely excited to care for and evolve.

Why This Sale Matters

This sale perfectly reflects what we believe good agency is about. Not just marketing a property well, but guiding clients through complexity with clarity, experience, and calm problem-solving. Period homes, particularly listed buildings, require more than a standard approach—and this is where proactive management and strong professional relationships make all the difference.

If you are considering selling a character property, or simply want an honest conversation about what the process might involve, we are always happy to talk.
